Does the Renters' Rights Bill actually affect a short-let arrangement?

The Renters’ Rights Bill specifically targets Assured Shorthold Tenancies — agreements between landlords and individual residential tenants. Our short-let model involves stays under a licence agreement, and our Guaranteed Rent product uses a commercial lease between you and Accommos Ltd as a company. Neither sits within the Bill’s core provisions. We strongly recommend taking your own legal advice, but our agreements are structured specifically to sit outside the most restrictive elements of the new legislation.

Every agreement we sign includes clear, pre-agreed exit provisions — a defined notice period and a defined process. There are no guests with tenancy rights against you. On our Guaranteed Rent product, you give us the agreed notice under your commercial contract and the agreement ends on the agreed date. No court required. No tribunal. This is one of the single most important advantages over a traditional AST under the new law.

London’s 90-day short-let limit applies to entire-property lettings without a licence. We operate within this regulation as standard — advising on licence applications where your property or borough qualifies, managing calendar strategy around the limit, and structuring longer corporate or medium-term stays that sit outside the 90-day rule entirely.
